Dear Fellow Solon Residents:

We are under attack! We are under attack and we are asking for your help. A developer has obtained enough signatures to place his rezoning request on the May 8th ballot, Issue 16. We feel this development will be disastrous for Solon and we should do everything in our power to defeat this issue, or no area in Solon will be safe. VOTE “NO”  REZONING on May 8th, 2007

If you have not already been subjected to the developer’s claims, you can expect to be inundated by a very slick and expensive campaign touting the virtues of this proposed zoning change. We believe that the process that brought this measure to the ballot misled people in many ways. Don’t be fooled again!

Under current zoning laws, the developer would be limited to 32 housing units on 32 acres off of the Cleveland Metroparks Hawthorne Parkway. Despite any plans the developer has shown in the past, a zoning change would allow the developer to build as many as 320 housing units emptying onto Hawthorne Parkway. There is no current access to Aurora road.

The developer’s attorney convinced the Board of Elections to tailor the ballot language to prevent voters from seeing that this zoning change would allow “10 Units per-Acre”. Voters have the right to know the facts!

This proposed zoning contradicts Solon’s Growth Management Plan. Residents voted in 1987 to limit undeveloped land in this area to one housing unit per acre. We believe this proposed change is just a “test run” for what we may expect in the future. This same developer has control over approximately 175 acres of the struggling Hawthorne Valley Country Club golf course and adjacent to the proposed development. Under the current zoning, that land is zoned for one housing unit per acre.

Throughout this process, the developer has consistently refused to give any firm legally binding guarantees that they would not seek a zoning change for their golf course. This refusal speaks volumes and we feel that 1700 housing units on that property would be devastating to the city. Can you imagine the effect that this would have on our excellent school system?

How many “senior citizens” want to pay $350,000 and up for these homes?  Additionally, they will have to pay maintenance fees for snow plowing, garbage collection, etc.  It’s unlikely that they’ll feel inclined to support school levies and renewals when they have no kids in the system and also don’t receive some city services that are covered for most people in the city.
 
We believe that the developer is counting on a light voter turnout on May 8th. . We urge you to place the election date on your calendars. Vote at the polls or vote absentee. VOTE “NO”  REZONING on May 8th.
